Project Summary

Our largest site in Queensland at 6,753m², the Everville Development will deliver thirty 3-bedroom townhouses to market.

October 31st, 2020

All negotiations with the builder to secure the extra cost saving have been finalised . The engineering team has worked to incorporate the changes highlighted in the approved minor application. 

At this stage we are working around the clock with the lender to get the full construction finance approved. We have provided all the necessary documents that were requested by the quantity surveyor appointed by the lender. 

At this stage we are still awaiting approval of these documents, and the release of funds from the lender. Once we receive this construction will commence immediately.

We have started a soft launch on the off the plan sales with many enquiries. 

September 30th, 2020

Last month we were in the final stages of negotiating savings with the builder and we can now confirm that there will be a reduction in costs by $500,000.

We are also working with the builder to incorporate the requirements and the conditions in the approved minor changes application. Engineering works are currently being undertaken and they are expected to be finished in one week.

Due to the current economic climate lenders have certainly taken longer in the approval process and there have been extra requirements, however we are in the final stages of having the construction finance finalised.

Work is still continuing behind the scenes. A lookbook and a series of render images have been created to illustrate the finished project and ultimately assist the sales process.

August 31st, 2020

Last month we worked closely with the Council to get the minor change application approved and we are happy to announce that this week the application was approved.

We are currently working closely with the builder to ensure that the comments on the outcome of the application are incorporated to the site, operational, and building works prior to the recommencing of construction. To ensure this is done in the most efficient and effective manner we are liaising with the Council auditing officer.

As mentioned last month the delay in waiting for the application approval was unfortunate however we have utilised this time to negotiate a price reduction. This month we are in the final stages of this negotiation and the reduction of $500,000 is expected.

The digital marketing campaign has commenced and while there are no sales yet we have a promising level of enquiry and we are working with potential  purchasers to close sales.

July 31st, 2020

This month we continued to work closely with the Council to get the minor change application approved. As a reminder, this permit is required due to existing stormwater infrastructure on the site that was not present on the Council’s documents that we referenced when creating the site plan for this project.

Most of the minor application items have been approved but we are still working on one item related to the retaining walls and pushing to get it over the line as soon as possible. 

On the plus side, we’ve been using the time waiting for the permit to renegotiate the build price with the builder. Due to COVID-19, many subcontractors have reduced their asking prices, which in turn reduces the overall build price.

So while the delay due to the permit is unfortunate, it has enabled us to negotiate a price reduction of $500,000.00! We’re currently finalising the details but it equates to extra profitability in the project and a dollar saved is a dollar earned.

We’ve also launched a digital marketing campaign to start getting some off-the-plan sales on the board. No contracts yet (early days), but we’ve received several promising enquiries from potential purchasers which we’re currently working through.

We submitted our revised site plans to Council last week and are chasing them daily for a prompt response. Unfortunately, work must remain paused until this approval is granted. Once granted, the builder will be pushing hard to make up for lost time.

May 26th, 2020

In last month’s update, we mentioned an unforeseen stormwater issue. This has required some minor changes to the site footprint to accommodate changes to the stormwater system. And since the site footprint is changing, we are required to have these changes approved by the Council.

We have been advised to halt work until these changes have been approved to avoid further complications. We are chasing Council daily for a prompt response.

April 22nd, 2020

While working on the concreting for Units 1-17 we discovered that existing stormwater infrastructure belonging to Queensland Urban Utilities will clash with the project’s footings. We’re working with QUU to have this infrastructure relocated and upgraded.

Meanwhile the following work continues:

  • Basement footings for Units 18-23.
  • Other infrastructure such as internal stormwater and potable water lines.
  • Retaining walls.

March 27th, 2020

Construction updates are as follows:

  • Work on the basement footings for Units 18 to 23 is underway.
  • Work on infrastructure and retaining walls continues.

February 26th, 2020

Construction updates are as follows:

  • Adverse weather has caused some delays to the works over the past few days.
  • Work on the basement footing and retaining walls for Units 24 to 30 are underway.
  • Sewer & water infrastructure works are underway.

    Construction updates are as follows:

    • Sewer & water infrastructure works will be starting next week.
    • Driveway to be filled and compacted
    • Driveway retaining wall to be finalized
    • Work on the basement footing and retaining walls for units 24 to 30 to commence shortly.
    • Adverse weather has caused some delays to external works over the past few days.

    December 20th, 2019

    Construction updates are as follows:

    • Bulk excavation for the building pads/footings continues.
    • Work is still in progress to prepare the levels to start the excavation for the underground services.
    • Work on the external retaining walls is in progress and will be completed this week.

    November 25th, 2019

    Earthmoving works are as follows:

    • Retaining wall to the boundary will be completed by early next week.
    • Contaminated soil will be removed from site in the next 4 days.
    • Bulk excavation for the building pads/footings continues.
    • Preparing the levels to start the excavation for the underground services.

    October 21st, 2019

    The following earthmoving works are in progress:

    • Stripping the topsoil from the entire site, and removing all the soil containing organic materials.
    • Replace the unsuitable existing sand with a new suitable one.
    • Preparing the sand pad level to receive the houses’ foundations.
    • Preparing an adequate level for the retaining walls.
    • Preparing the levels to start the excavation for the underground services.

    September 24th, 2019

    A Permit to Carry Out Works on Protected Vegetation (also known as a NALL permit) was granted on the 30th of August. The Building Over Sewer (BOS) permit was granted, from Queensland Urban Utilities, on the 7th of September, which was the last of the construction permits the builder needed to receive from the authorities.

    Demolition on site began on the 9th of September and we have posted multiple pieces of footage showcasing this, including a livestream starring Garry, Michael, and John.

    Once the demolition works are completed and the site is cleared, site works and earthmoving will begin. This is planned to occur in the coming two weeks.

    August 23rd, 2019

    Abolishment of services on-site has been completed. The demolition permit has been approved. We are awaiting the NALL permit to allow for the demolition to be scheduled as there is an existing large tree which we are retaining. We expect this permit to be issued next week. We can then commence the demolition of the existing houses next month (September 2019). Construction will follow immediately after demolition cleanup has been completed.

    Preparation for construction is already underway; permits have been lodged and the majority of this permit has already been approved. We expect the remainder to be issued early next month (September), or earlier.

    July 19th, 2019

    Abolishment of services will occur on the 24th of July. Site demolition will occur once the services are confirmed to have been shut-off with construction scheduled to begin next month.

    • The Building Contract has been signed.
    • Shut-off of on-site services is in progress, expected to be completed by the 24th of July.
    • Demolition is scheduled to commence at the end of July or the beginning of August.
    • Construction will begin in August after demolition is complete.

    May 21st, 2019

    We have signed a Letter of Intent with our chosen builder to proceed with the Development and we will be signing the Building Contract shortly after finalising some details. In the meantime, the builder is working to obtain a building permit and shut-off services on site so demolition can be commenced next month.

    April 18th, 2019

    Building application drawings have been completed and we received the final price from the builder. We will sign the building contract within the next 10-14 days, and construction will commence within a month from the contract signing.

    March 20th, 2019

    We have received a Letter of Offer from a lender for construction funding.

    We have completed 95% of the drawings that the builder requires. We will complete the remaining 5% by the end of this week. Once these drawings are complete, we will provide them to the builder. The builder will then obtain final quotes from tradespeople which are necessary to calculate the final building price.

    Demolition should commence at the end of May, with construction to commence in June or July.
