November 30, 2020

We are currently waiting for the finalisation of the construction loan. We do acknowledge that there has been a delay with this project and whilst it may appear that the project is at a halt we are in fact in regular contact with the lender to ensure the project is moving forward. Saying this, we are in the final stages of having this process settled and we look forward to moving on to the construction phase of the project. 

October 31st, 2020

We are still in the final stages of settlement for the construction loan with the lender.  Again, we are ready to commence construction however we do need to settle the  construction loan. There has been a delay with this process and we are very close to having it finalised.

September 30th, 2020

We are in the end stages of finalising the settlement of the construction loan with the lender. While there has been a delay we do expect that this will be finalised in the coming month and at this point we will be ready to move forward to the construction phase of the project. 

August 31st, 2020

Since successfully engaging a lender we are working to finalise the settlement of the construction loan. This is the final outstanding item and once complete we will move forward and commence construction.

In the last month, we have successfully engaged a suitable lender and we are in the final stages of settling the construction loan Once the loan is settled, construction can begin immediately afterwards as there are no other outstanding items.

Despite the many hurdles experienced during the Covid crisis, we’ve successfully engaged a suitable lender for Olympus and are currently finalising the application for the required construction funding to commence the next stage of this project.

As updated earlier last month, we are still working on finalizing the construction finance. Changes to lending criteria in the wake of COVID-19 are presenting some unforeseen challenges. We are exploring every avenue to find a suitable lender as quickly as possible.

There are a few permits related to construction which the builder is currently in the process of obtaining. Once we have them, construction will commence immediately. As the site is currently vacant, demolition is not required.

As mentioned in last month’s update, the builder Innovare has begun the process to get some small construction permits that can only be obtained by the builder. This is still in progress, as we are waiting for these approvals to come through..

September 24th, 2019

We have chosen a builder for this project: Innovare. Innovare have an excellent reputation in the Hamilton region for building luxury homes and we’re excited to be partnering with them for this project.

We are working with them to get the construction contract signed and get the building permit issued accordingly. Building permits can only be issued once the contract has been signed with the builder as the permit is issued in the builder’s name.

Innovare will begin mobilisation shortly and a part of this stage is getting some small construction permits that can only be obtained by the builder, such as a pre-start meeting and Construction Management Plan.

August 23rd, 2019

We are in the final stages of negotiating with our preferred builder. Once these negotiations are complete, we will nominate them to build this project and complete the Tender process.

We are also working on the construction funding and have received several offers. Now awaiting the valuation by the end of next week to progress the funding approval process.

July 19th, 2019

We have received tender offers from several potential builders and are now reviewing the prices. We aim to finalise the price with the selected builder by the end of the month.

June 19th, 2019

Tender has begun. We are expecting quotes from builders back within the next month with the building contract to be signed the month after.

May 21st, 2019

Drawings for the Building Application have been completed. These drawings have been forwarded to several builders as part of the construction tender process. Based on the tenders we receive back from the potential builders, we will select a builder for this project and finalise a Building Contract.

April 18th, 2019

We received Development Approval from Council on the 2nd of April. Building Application drawings have started and are expected to be ready in the middle of next month, immediately after this  , we will start negotiating with the builders to get the best competitive offer to build the project and sign the build contract. Works expected to start on July 2019.

March 20th, 2019

We have responded to the Council’s Request for Further Information (RFI) by re-submitting plans to incorporate their feedback. Expecting approval  from Council at the end of this week.

We are in preliminary discussions with a high-profile realtor who specialises in the sale of luxury homes to assist with the sale of this home.
