We have resubmitted the design drawings to the City following their first correction (RFI). We are now awaiting to hear back from the City.
The engineering and design are on the track.
February 26th, 2020
The City of LA issued a ‘correction’ (equivalent to RFI in Australia) on our submitted drawings. The design team has almost finished adjusting the drawings to address the City’s comments. They will be submitted again shortly.
The neighbourhood City Council (a different body from the City of LA) has endorsed the project.
January 28th, 2020
We have received a ‘correction’ from the Planning Department. This is equivalent to an RFI from the Council in Australia.
The design team has already begun amending the drawings and documents to address the correction comments. We will be ready to resubmit early next month.
December 20th, 2019
We are awaiting a response from the City Planning Department on our first draft submission. We should hear back before the end of the year.
We had a successful meeting with the Neighbourhood City Council on the 5th of December. The Land Use Committee has approved the project and it is being taken to a final vote which will occur in their January, 2020 meeting.
November 25th, 2019
First draft of the detailed design drawings has been submitted to the City of Los Angeles.
Some of the plans check corrections expected back, from the City, by Mid to End of December 2019.
In Australia, these permits are broken down into two stages: planning permits and building permits. But in Los Angeles, these permits are obtained in a single approval process. This means that once we complete this approval process, we will have all of the required permits and approvals to begin construction.
September 24th, 2019
The plans are with the City Planning Department awaiting approvals. All required engineers, such as structural engineers and mechanical engineers, are working on their tasks with first drafts to be completed in 5 weeks.
Housing submittal is in review, we should hear back in the next few weeks.
A neighborhood Council meeting is scheduled for the end of October.
August 23rd, 2019
Detailed design drawings, including structural engineering, mechanical, electrical, and civil, will be commencing over this month (August).
A Shoring and Grading permit will be submitted to the City Planning Department next month (September), this permit is required for excavation to commence.
We are anticipating a permit in Feb/Mar 2020.
July 19th, 2019
Final plans are to be completed within the week. These plans will be submitted to the local Council-equivalent by the end of next week.
June 19th, 2019
Currently going through the initial design phase required for permit submission.
May 21st, 2019
We are in the process of finalising the design to submit to the City Planning Department. All consultants have been engaged and we are awaiting final drawings.
