Waterpoint Updates

Project Summary

The Waterpoint Development will add two uber luxurious Hampton-style houses to market, each with 4 bedrooms, 3 baths, and a private pool. The upper levels will feature water views of the Brisbane river and the CBD.

August 31st, 2020

After we completed demolition the builder has mobilized onto the site and will start the construction shortly. The builder is required to obtain a ‘building near sewer’ permit before they can start construction. Once they have this permit, the builder will begin works.

We have also settled on the construction finance for this project. 

July 31st, 2020

Demolition has been completed this month and now the builder is mobilising to begin moving the required machinery and equipment to the site. Construction is planned to start next month.

June 26th, 2020

We have finalized the contract price with the builder and made some significant savings.
Demolition will be started this week with construction to start next month.

May 26th, 2020

We have settled on a builder and are currently undergoing final negotiations with them to explore an opportunity to save $400,000 on the construction costs. Once these savings are confirmed, we will sign the contract with the builder and start working on the next steps.

April 22th, 2020

We have started the tender stage and received some offers from the invited builders. We will continue working through applications to accomplish the most competitive cost, and then finalize the construction contract.

March 27th, 2020

All required engineering drawings have been completed and we are preparing to begin the tender to builders.

Since these are luxury homes, we are focusing on builders who have this specialty.

February 26th, 2020

Our designers are putting the final touches on the building application drawings – some more details need to be included to comply with requirements before we can submit them.

Work on these drawings is expected to be completed shortly. Once complete, we will move on to building tender.

January 28th, 2020

Not much has changed since the last monthly update: we are still awaiting the building application drawings which should be complete by the end of the month. These drawings are on schedule, they just take several months to complete.

December 20th, 2019

The building application drawings are expected to be completed in January. Once we have them, we can prepare the tender documents. A shortlist of suitable builders has been prepared and we will issue the tender documents to them as soon as possible.

November 25th, 2019

The soil investigation has been completed and the detailed design drawings have been started. The drawings include engineering, architectural, structural, civil engineering, electrical engineering, and fire engineering drawings.

The work on these drawings is still in progress and we expect to have them for our review next month.

September 24th, 2019

We are awaiting approval from Council. We expect Council to issue the planning permit this week.

Once the planning permit issued from the council,the soil investigation will be carried out immediately to allow the detailed design drawings to be started .

Detailed design drawings will include preparing the structural drawings , civil engineering design, completing the detailed architectural drawings along with the specifications. This stage will take up to 8 weeks to be completed.

August 23rd, 2019

We are still awaiting the Council to issue the permit.  We spoke with Council this week and they have advised the approval will be issued in 1-2 weeks.

July 19th, 2019

Council has asked for some additional information related to our submission, we have prepared that additional material and will be submitted back to Council on the 19th of July.

June 19th, 2019

  • We are still awaiting Council approval for our Development Application.
  • All Building Application designers are nominated and ready to start the works once the DA is approved.

May 21st, 2019

We are awaiting Development Approval from Council. We expect to receive official approval on the 22nd of June.

April 18th, 2019

Our response to the Council’s RFI has been submitted and is awaiting their approval. The council’s response is expected within a month, things are progressing positively and no concerns with our application.

The designers related to the building application drawings are nominated and ready to proceed with the detailed drawings once development application is granted. The aforementioned engineering works are expected to be completed within 45 days from the starting date. Tender stage will be started immediately after the detailed drawings are completed.

March 20th, 2019

We have responded to the Council’s Request for Further Information (RFI) by re-submitting plans to incorporate their feedback. We are awaiting their response.

February 20th, 2019

Plans have been submitted to council and we are awaiting their decision.
